How to find a home in Los Altos Hills in the crazy Spring 2013 market

Finding a home in today's competitive Los Altos Hills real estate market requires more than just a web search. You need effective insight into how to be successful. This guide will give you top three tips to find a home in this busy 2013 market. Follow this advice and you will increase your chances of getting a home with minimal a hassle.

 

Tip 1: IDX property search

Using an IDX-based search gives you the most accurate perspective of real inventory in the market. Many other web sites including Zillow, Trulia, and a number of other data syndication sites often include invalid listings. Those mistakes give you false hope as to what's available on the market. The best sources of IDX listings are your real estate agent or the local MLS service. The links below are for some of the ages in the area that service this mark.  For the most accurate searches - DON'T USE ZILLOW OR TRULIA!

 

Tip 2: Use a real estate professional with local expertise

A real estate professional is someone with business and negotiating expertise necessary to handle your transaction. They must have exceptional local knowledge to give you insights about specific market dynamics. NEVER USE THE LISING AGENT!  They have a legal duty to the seller and are not in a position to help you as much as your own agent.  I recommend working with an ARRIVVA agent who comes to you with a broad professional background and substantial real estate knowledge.  You may contact me for the name of an ARRIVVA agent in your market.

 

Tip 3: Work with someone who creates opportunities

A great real estate agent will create opportunities for his or her clients.
