Compare the Top 3 elementary schools in Palo Alto, Los Altos, Mountain View, and Cupertino

I have a lot of home buyers who look at homes priced under $2 million.  Many of these buyers have children that are either in or going into elementary school.  As with any buyer, they want the best possible schools for their children but also for resale value.  What I often find amazing is that when buyers evaluate the towns of Palo Alto and Los Altos, they often ignore the nearby towns of Mountain View and Cupertino.  There are a few factors in this including the belief that Palo Alto schools are superior to all others in the area and that the other areas have scores considerably less.

As it turns out, there are several combinations of schools in Cupertino, for example, where the elementary, middle, and high schools all outscore the best of Palo Alto.  The elementary schools in Los Altos all score high and consistantly rank among the best in the state.  Mountain View has two elementary schools that hold their own very well against the others and the neighborhoods offer significant value as a result.

Palo Alto Elementary Schools

  • Herbert Hoover Elementary API 984
  • Duveneck Elementary API 977
  • Palo Verde Elementary API 955

Los Altos Elementary Schools

  • Oak Elementary Elementary API 980
  • Covington Elementary API 980
  • Santa Rita Elementary API 964

Cupertino Elementary Schools

  • Murdoch Portal Elementary API 998
  • William Faria Elementary API 997
  • Garden Gate Elementary API 990

Mountain View Elementary Schools

  • Huff Elementary API 929
  • Bubb Elementary API 904

Comparatively speaking, homes are priced higher per square foot in Palo Alto than in any of the other areas.  There are several recent examples where a 1600 s.f. home in Palo Alto sells for $1.3 million, while the same price gets you more land in Los Altos, or more house and land in Cupertino or Mountain View.  The choice of which town to pursue really depends on available inventory, lifestyle factors, and proximity to work.
