The neighborhood around Los Altos country club is a very popular neighborhood with a diverse range of size and style of homes. Right now, there are only three properties on the market in that area and a smaller selection of off-market properties as well. This limited inventory is a by-product of the very active real estate market over the last 90 days in particular.
The current homes for sale are priced from $1,590,000 to $2,099,000 which means they're a good value compared to the average selling price in Los Altos. The remaining off-market properties are primarily in that price range as well. My suggestion for buyers is to take advantage of this relatively quiet period in the market.
As recently as a week ago, homes in Los Altos were still getting multiple offers with prices reaching well past listing prices (average is about 105%). There has been no new inventory for over 10 days in the Country Club neighborhood and it is unlikely an new listings will be placed on the market until January 7th.
