Market Trend Q4 2012
The general market trend is up, with prices moving up as more and more units are sold. Sales prices fall into two major segments; smaller units under 1800sf and larger units of 2000sf and more. Because of the size differences, there are significant differences in values. Townhouses with 2000sf or more are coming on the market in the $1.1-1.2M range while the smaller units are in the $750K-950K range depending on size, location, and condition. Properties in "original condition" run $100-200K lower priced than those that are fully remodeled.
Most recent listings in Rinconada Hills are selling fairly quickly - under 30 days - for typical properties. Higher end properties at the top of the price range are taking longer to sell as buyers compare values to other nearby locations. Almost all listings eventually sell. There have been more sales this year and normal so inventory is a bit constrained this time of year.
