Palo Alto CA homes for sale Nov 11, 2012 - Only 46 homes available

Looking for a home in Palo Alto, CA?  Here's a current list of searchable properties for sale in Palo Alto including several that are clearly not on the MLS.  Buying a single-family house has been a significant challenge lately as prices have risen, inventory limited, and competition fierce.  The lowest priced home is at 240 Whitclem and priced at $1,089,000 - out of reach for many buyers.  The next 6 lowest priced homes are much more expensive and all but one have been on the market 4 or fewer days.

There are only a total of 46 single-family homes on the MLS in Palo Alto CA.  As with the rest of Silicon Valley, this limited inventory is an ongoing issue with buyers.  Few of these homes has been on the market very long and I expect that most sell relatively soon.  While there may be room to negotiate, it all depends on seller motivation and demand at the moment.  There are a few extremely expensive homes on the market that are well out of reach of most buyers.  That means the "affordable inventory" is even lower. The properties show that have been on the market a while typically need a price adjustment.

Take a look at the current selection and let me know if any of these are of interest.  In addition to the current inventory on the MLS, there are a handful of properties not on the MLS.

Bryan - It's hard to believe that there are only 46 homes are available for sale in the Palo Alto, California area.  If you're a serious buyer you need to be working with a serious agent like Bryan Robertson who understands the current market dynamics!

That is an incredibly low number of homes for sale.  Inventory has really shrunk around the bay area!

The prediction from NAR is the supply of homes is going to continue to diminish. As Lawrence Yun, the economist said, "the train has left the station", it is only getting farther away. The low intrest rates will only last so long. Now is the time to buy.
