Both properties are located along the Page Mill Road corridor between El Camino and 101. These are the only two properties in this price range in the MLS at this time.
The higher-priced house on St. Francis Drive is in a really nice very walkable neighborhood with a lot of updated houses nearby. I see this as being an excellent opportunity for the right buyer to get a fully updated house in a good location with Palo Alto schools. This price point is going to get a lot more competitive in the next couple of months. My suggestion to any buyer looking in Palo Alto is to give serious consideration to this property.
Pepper Avenue is a unique opportunity for the visionary buyer who wants suburban feel with urban chic. At only $868,000 this is a great opportunity to build something new in a very convenient location. The street is actually quite nice and you've got easy access to California Avenue stores and many other nearby services. This is definitely a good deal for somebody to try to get a foothold in Palo Alto.
