New Construction Homes For Sale at Drake's Cove in Larkspur Hills, CA
Why Do People Live Here?
The Drake's Cove homes are a semi-custom, luxury home development under construction in the hills of Larkspur, California. They are located at the end of Drake's Cove Court as new construction to finish a previously started subdivision. This enclave of new homes is being built by Nuvera Homes who pride themselves on stylish, sophisticated homes with a casual luxury feel. These homes are located within walking distance of Marin Country Mart which offers a wide range of services including a Saturday farmer's market, music, classes, and much more.
The enclave is currently in Phase 1 with a group of four homes at the top of the hill. One of the largest homes was the first to be completed. I think this was as great choice on the developers part as the home has perfect views of the bay. An example of the views is shown in the picture to the left. As with most new developments, these will be done in groups as they are bought. It does not appear that all the homes are listed in the MLS.
The location is absolutely perfect for anyone wanting some space and privacy while still having quick access to San Francisco or the rest of Marin County. One of the big benefits of these homes is they do offer some land and much more space than many of the other new construction projects in or near Larkspur. If you want a little breathing room between neighbors, this is the place to be. That said, only a few of the homes will offer the spectacular views you'd expect in the hills. I suggest jumping on the best homes quickly to ensure the best views and lots.
What Are The Homes Like In Drake's Cove Court?
Based on what I've seen, the home's are well built with excellent quality and finishes that support the prices. Size and location will impact pricing (most in the mid-$2,000,000s), but that's the case in all the new construction subdivisions around Larkspur. The best lots command the highest premiums. The builder has chosen the high-end appliances, flooring, stonework, and other materials you'd expect in homes in this price range.
I've seen the views from the two homes that were nearest completion and they were spectacular (see the photo below). In both cases I felt there was plenty of privacy and relatively quiet. Of course, you'll have to make that determination on your own.
What I don't know is how these compare to the original subdivision homes. While the exteriors and landscaping are generally comparable, the interior finish is unknown (at least to me).

What's The Neighborhood Like?
The new construction homes are all four or five bedrooms with around 3000-3400 square feet of living space in the largest units (garages add almost 500sf more). These are all new construction, the first of which are done now. All the homes should be built by 2015 if all goes well. I see this as a premiere new home enclave with superior views that will appeal to many home buyers. The easy freeway access with great services nearby make these very appealing.
The original subdivision (existing homes leading up to this new development) contains both single-family homes and condos. When those homes were sold, they were put on the market during the downturn and not priced in line with sales of similar homes in the area. That said, they appear to be nicely built and the entire neighborhood appears well-maintained.
What's Going On Nearby The Drake's Cove Luxury Homes?
For starters, you've got plenty to do at Marin Country Mart which is within walking distance of Drake's Cove. You're also only about 15 minutes by car from San Francisco with plenty to do there. The ferry is only 5 minutes away which is another option to getting into the city. In fact, you could walk there is you want. The picture to the right is a view of the ferry from the shopping center across the street. You're also only a few minutes from Sausalito and Tiburon.
At the bottom of the hill you've got Remillard Park. This is a great place to pick up the many walking trails available in the area, most of which offer great views of the bay.
Of course, you can visit Magnolia Avenue in downtown Larkspur. It's on the national register of historic places nice stores, wonderful architecture, and a wide range of dining options. I've been there and you should definitely stop by while you're out looking at homes.
What Schools Will The Kids Attend?
If you buy a home for sale in the Drake's Cove enclave, the local schools serving this neighborhood are Neil Cummins Elementary (901 API) and Hall Middle School (911 API). You can get more information from Greatschools.org. Both schools had 9/10 parent ratings and plenty of good feedback. Keep in mind that API scores in California schools have not been updated since transitioning to Common Core and the new CAASPP ratings system. The State Board of Education is not calculating API scores for 2014 or 2015.

How Does Drake's Cove Court Compare to other New Construction in Larkspur CA?
In my opinion, having seen the other moderate to large scale developments nearby (with similar sized homes and quality), these are definitely the better way to go. There is one development downtown that has the houses a bit too close to each other for my taste, plus the lots are much smaller. A subdivision down on the water does offer impeccable Bay views but you have to contend with the smells off the water.
